Rockspring sells Ash & Birch Industrial Estate, Kembrey Park, Swindon

Rockspring TransEuropean Property Limited Partnership IV, advised by Caisson Investment Management and represented by Joiner Cummings, has sold Ash & Birch Industrial Estate, Kembrey Park, Swindon to Petchey Industrial Properties (No.5) Limited for £10.39m.  Petchey were advised by Lambert Smith Hampton. 

The estate which was acquired by Rockspring in 2010 comprises 35 modern units, with an internal area of approximately 160,000 sq ft.  At sale the vacancy rate was approximately 9%.

Rockspring’s Paul Hampton says "We were delighted to have closed out the sale of this investment ahead of plan, and to have worked so collaboratively with the team at Caisson on the asset management plan since 2010."

Caisson Investment Management’s James Ward commented on the sale, “Ash & Birch Industrial Estate proved to be an excellent purchase, and has become a successful business location over time as a number of refurbishments were undertaken attracting new tenants to the estate”.
