Dobson Park, Wigan

 Apr 2021

Caisson Investment Management has completed the purchase of Dobson Park, on behalf of one of its private clients, for £3.0m.  The property comprises 65,000 sq ft GIA across three units, ranging between 13,543 and 30,036 sq ft, plus additional yard. Located in Wigan and situated in an established industrial location, the estate is two miles from the town centre in an area with low availability.  The estate is 100% occupied and let to three tenants.  The transaction represents a NIY of 7.70% and £47.20 cv psf.

Caisson was advised by B8RE, Lockton Insurers, Edgeworth Street, Nova Ambiente and IBB Law.  The Vendor was represented by Littler & Associates.

James Burgess, Acquisitions Manager at Caisson, commented: “We are excited by the acquisition of Dobson Park on behalf of one of our private investors.  This was an off-market opportunity and represents good manufacturing and warehousing in a strong North West location.  The 100% occupancy and excellent tenant profile ensures a stable income and cash-on-cash yield.  The UK MLI sector continues to be one of the best performing asset classes and we remain acquisitive.  Many thanks to the wider team.”

Caisson passed with flying colours and more to the point resolved any problems as they arose in such a way they weren’t really problems. It's been a pleasure doing business with them.
