A Barking Success Story

 May 2017

Barking Business Centre has seen the highest rental increases across all of the assets under Caisson’s management.  An intensive asset management programme was implemented, capitalising on the continued reduction in supply and increase in demand identified by Caisson’s internal research, capturing rental growth in excess of 80.0%.

Targeted refurbishment of the vacant units was undertaken, resulting in record letting levels at the estate.  Appointed agents Harwin Property Consultants and SBH Page & Read concluded five new lettings in Q4 2017.  Caisson completed six lease renewals during the same quarter.

Dan Maynard, Asset Manager at Caisson Investment Management, commented “We acquired the site in 2014 with 50.0% vacancy, and inherited a number of estate and property management issues.  Through proactive management and the implementation of our asset management programme, we have raised the profile of Barking Business Centre and turned it into a bustling business hub for SMEs and well-established national occupiers.  It is now a vital component of Barking’s economy and labour market.

The rental growth and increased demand is in part driven by the diminishing supply in London.  However, working closely with our agents, we extensively analyse local rents and availability.  Combining the data with our ability to determine what tenants are willing and able to pay enables us to achieve market leading rents.”

Caisson passed with flying colours and more to the point resolved any problems as they arose in such a way they weren’t really problems. It's been a pleasure doing business with them.
