We are currently seeking investment opportunities in UK Multi-Let Industrial Estates with the following criteria;

 

Geography – UK Wide;

 

Location – strong with focus on proximity to major road networks/close to labour supply;

 

Accommodation -  

i) structurally sound;

ii) multi let estate, preferably self contained;

iii) min floor area 50,000 sq ft +;

iv) unit sizes of generally 2,500-20,000 ft²;

v) 10-40 units; and

vi) 1970-1980s build possibly requiring CAPEX.

 

Lot size - £2.5m - £10m and Portfolios;

 

Vacancies – Between 10%-30%;

 

Credit risk –  A good spread of local & regional occupiers; and

 

Yields - NIY of 8%.
